Booking Terms & Conditions

1. All bookings are subject to these conditions except by prior arrangements confirmed in writing by the owner. Telephone bookings will be held for four clear days to allow for receipt of the completed booking form and the initial deposit. A deposit is payable upon booking. The balance of the total hire charge must be paid at least six weeks before the beginning of the total hire period, failing which the deposit may be forfeited and the hiring cancelled at the sole discretion of the owner. Reminders will not be sent to hirers when the balance falls due. In the event of late payment of a balance, the right is reserved to cancel the hiring. When bookings are made six weeks or less in advance, the whole of the hire charge must be paid on booking. Lettings are provisional until receipt by the owners of a completed booking form and deposit cheque.

2. Hire Period Lettings are to run from (4.00pm) on the first day of the hire period to (10.00am) on the last day of the hire period.

4. Damage Deposit. A security deposit is required. This amount to be £200 per period booked (up to a maximum of 2 weeks) payable with the balance. The owner will account to the client for the security deposit and refund this within two weeks of the end of the rental period if everything is in order, subject to any necessary deductions for damages or extras not separately paid for. If there are any damages or breakages in excess of the damage deposit the hirer agrees to reimburse the owner. Any substantial damage caused by the hirer (the hirer’s family/friends or the hirer’s invitees) or behavior of an unacceptable type will result in immediate eviction without compensation and a claim for loss and damages by the owner. In this event the Owner will have no further contractual obligation to the hirer.

5. The client further agrees to report defects or breakdowns in the property or garden in order that repairs/replacements may be carried out as soon as possible.

6. Properties should be left as found in a clean and tidy condition. We would ask you to undertake a reasonable level of cleaning before your departure. This should include general tidying, washing up, vacuuming or other floor cleaning, cleaning of showers, washbasins and WCs, cookers, the bagging of rubbish. The owner reserves the right to retain a proportion of the security deposit if the client leaves the property in an untidy or unacceptable condition. Such an eventuality will be charged at £l 0 per hour at the time of charging.

7. The owner has the right to cancel the hiring if the number of persons arriving at the property exceeds those notified and agreed on the booking form.

8. Hire charges are inclusive of water (4000 litres/week) and electricity (40 units/week) charges. Electricity in all seasons will be metered on consumption. Unreasonably high consumption will be charged from the deposit at cost. Unreasonable consumption will be determined by, and at the sole discretion of the owner.

9. Linen. Sheets, duvet covers, pillowcases and towels are not provided.

10. Guests are to refrain from smoking inside the house.

11. Bookings are made on the understanding that the accommodation booked will be available for the dates specified. If, due to circumstances beyond the owner's control, this is not possible, every effort will be made to provide alternative accommodation. Failing this, the owner will make a prompt and full refund of all money paid, and there will be no claim against the owner. In the event of the booking being cancelled or altered by reason of force majeure (which includes floods, storms, riots, strikes, wars, and Acts of God) or other events outside the owner's control, the Owner cannot accept liability. If the hirer or any other person in the hire party falls ill on holiday or for any reason has to return early, the owner cannot be responsible for any additional costs nor can any part of the hire charge be returned.

12. Cancellation Charges. In the event of cancellation by the hirer, charges will be made as follows:

More than four weeks before the holiday 25% of the cost

Four to two weeks before the holiday 50% of the cost

Less than two weeks before the holiday 100% of the cost

13. If it is possible to re hire the property after cancellation, the cancellation charge less an administration fee of £25 per week booked will be refunded. Changes to a booking may sometimes be possible.

14. Cancellation must be done (and/or confirmed) by registered mail. The owner will confirm receipt of the cancellation and the effective date of cancellation will be the date of confirmation of receipt of a valid notice.

Such as breakdown of domestic appliances, plumbing, wiring, sudden pest invasion, damage resulting from exceptional weather conditions or loss, injury, or accident, however caused. The use of the property and its amenities are entirely at the hirers/users risk. Hirers and their parties leave personal belongings on the premises entirely at their own risk and the owner cannot be held responsible for any injuries or losses however caused.
